Te Tauoma will respond to the urban nature of the location by building up, not out, to create more space.
As a contributor to Tāmaki, Te Tauoma looks to bring 5,000 people into the area to directly support and drive spending into Glen Innes.
Te Tauoma looks to introduce the concept of true apartment living:

Built for people over cars, Te Tauoma embraces the Climate Change Commission’s guidance to prioritise open space over roads and parking.
Te Tauoma will provide:
1. 35% of the land as open space
2. layers of designated open space: public, communal and private
3. Thoughtfully landscaped community gardens, playgrounds, BBQ and exercise equipment
4. Spacious apartments that have access to sun and views
A desirable hub, designed to complement the offerings of nearby town centres, buzzing with convenient community amenities for residents
Communal spaces and features also give residents the opportunity to invite friends and visitors over who cannot be accommodated in the private space of an apartment.

We’re constantly thinking about - and implementing - future-focused concepts, particularly to do with technology, water and energy.
Examples include:
1. Electric vehicles, bicycles and scooters available for rent: one floor of our car parking building dedicated to rentable EVs
2. Introducing virtual community facilities –e.g. technology-enabled wayfinding supported by modern technology infrastructure
3. Refrigerated delivery spaces for supermarket and other deliveries.
Restoring settlement ponds: An important early piece of work to improve water quality on site.
We will:
1. Actively contribute to restoring and enhancing Te Omaru Stream and Te Wai o Taiki.
2. Harvest rainwater, reticulating and using it through buildings to meet daily needs, and reusing that water in the immediate landscape in an ecologically responsible way (i.e. greywater)
3. Capture stormwater in planting, rain gardens and swales, and in the restored settlement pond

The Apartment
“ The apartments are also designed to be great spaces for people to live in, not investors. These will be dwelling places – places for people to thrive.
They have been designed with a generosity of space – access to light, views, looking out on the landscaped gardens and neighboring parks.
Lots of thought given to ensuring all the spaces work well for people, with acoustic privacy, energy efficiency, ventilation, well-appointed fixtures a priority.
They will also feature advanced concepts such as zoned lifts, vertical gardens, smart furniture systems.
Internal spaces at all levels within the buildings are designed to maximize the outlook for occupants onto open spaces.
We see this as the next stage of Kiwi living.”

Shundi Group is an international development company with headquarters in Shanghai, China. Shundi has a vast portfolio of developments in China and abroad; in New Zealand alone, Shundi is building multiple developments in Auckland and Queenstown.

Mana whenua
Shundi Group have partnered with mana whenua to develop Te Tauoma. Representatives from Ngaati Whanaunga, Te Patukirikiri, Ngāti Maru, Ngāi Tai ki Tāmaki and Ngāti Paoa have actively contributed cultural expertise for more than four years – uplifting the mauri (life giving essence) of this significant cultural landscape, it’s past, it’s present and for future generations.

The Cultural Design Team, led by Cultural Director NativebyNature – have worked alongside Shundi and mana whenua, supporting the aspirations of mana whenua to develop a place sourced, culture led, community centred development. The team includes Resilio Studio, TOA Architects and done. Project Planning & Delivery, mana whenua artists (Janine Williams, Reuben Kirkwood and Andrea Hopkins) as well as URU Whakaaro Limited and Archaeology Solutions Ltd.
